... it's not too late...

2023 marks the 24th year of the Can the Griz Food Drive for Bozeman, Montana and ERA Landmark needs your help to donate to the Gallatin Valley Food Bank. We believe in this community and giving back as much as we can is very important to us.

For this year's drive, the team at ERA Landmark is offering to swing by your home in Gallatin Valley and pick-up any canned and dry foods you would like to donate to the food bank. We are organizing to pickup November 14, 15, & 16 throughout the day. Fill out our form from the link below for the best day and time that works for you. After that, all you need to do is leave your donation on your front door step and we'll take care of the rest!

To spice up all of our efforts this year, anyone who donates 10 canned goods will be automatically entered into a drawing for a Maven's Market gift basket! Every bunch of 10 cans is an entry into the drawing, so get to shopping!

Hello family, friends & Clients,

As the crisp November weather sweeps in, it's that time of year when we trade out our cowboy boots for our muck boots and try to spend a bit more time cozying up by the fireplace. It's always difficult to see summer leave us, but in the same breath, winter brings new adventures every year… The snow, the skiing and snowboarding, winter horseback rides and the impending Cat-Griz football game coming up on the 18th are just a few things to be excited about.

In this month's newsletter, I'm changing things up. While I typically send ERA's "market watch" update, I've decided to put together my own email and content with community events, life in general and of course with a bit of real estate info and/or stats mixed in.

Exciting news in our household this past month is that Ilsa easily sold all of her little baby goats that she bred and raised (Jake even bought one from her this year) and the kids got to pick out 3 red angus steers as projects to add to our little "homestead".  We've spent some real time preparing for winter and, in the meantime, I even conquered my fear of acting with a role as John Dutton in our local community production of "Yellerstone" (a spoof of Yellowstone). Now, back to reality, andddd… 6 months of winter.

market update

Home prices have eased up some, and I believe they are leveling off. I think what we're seeing is a stabilization in prices and long-term sustainability. Inventory is still low, and demand is still present due to unavoidable life changes and the desirability of the Gallatin Valley.   However, as the market becomes more balanced, the leverage in the buying and selling process becomes more balanced as well. Sellers have been more open to inspection repairs and credits, and most sellers have been offering interest-rate buydowns to address the heightened mortgage rates for buyers who are financing. An interest rate buydown is an advantage to both the buyer and the seller and is a great way to temporarily reduce a buyer's monthly payment for a year or two. If you have further questions about the market or interest rate buy-downs, please reach out anytime.
