At a recent National Association of REALTORS® conference that I attended, there was good discussion about the tracking of home ownership rates.  Though still near a 50 year low, there was a small upsurge in the last quarter of 2016. Many anticipate that the number would continue to increase if only inventory levels could as well.

The supply of available single family homes is still too low to keep up with current buyer demand, most notably in the West and the Midwest. This has led to a slowdown in pending sales in January for the first time in about a year. Buyers are essentially lining up for homes to purchase when they reach the market, while keeping rising prices and mortgage rates in consideration. According to Lawrence Yun, chief economist for the National Association of REALTORS®, "interest in buying a home is the highest it has been since the Great Recession."

Finding a better balance between this desire to find a home and the availability of a property which meets both criteria and budget is the key to a truly successful 2017.  To quote Robert Dietz, chief economist for the National Association of Home Builders, "We can expect the multifamily sector to continue to stabilize and single-family production to move forward at a gradual but consistent pace in 2017." Construction permits nationwide increased 4.6% in January overall; however, the breakdown was due to a large increase in multifamily permits and a small drop in single family permits.

Jeff Keller, the owner of the Paint Factory in Bozeman, has put together quite an impressive collection of colors from nature; such as rocks, flowers, plants, leaves, and soils; and is working with Benjamin Moore, the paint manufacturer, to translate those colors to paint.

Keller has used several different modes to display the color samples. For example, he has pressed and framed the flowers and leaves; collected soil and rock samples in open containers; and has cataloged over 100 different plant and flower species and has bound them in beautiful, leather books. He plans to make prints eventually from the framed pieces, in order to make the works available to the public. Already, several people have stopped in to ask if the framed pieces are for sale, but Keller is not ready to part with his originals just yet.

Keller calls his work the "Keller Collection" and hopes to have the actual paint from his nature collection available in his store soon.

2016 Real Estate Review

As we say farewell to 2016, there is great anticipation for what 2017 will have in store for us.  Our challenge will continue to be having and creating sufficient inventory in virtually every price range.  Let's take a look in the rearview mirror to see where we have been. This summary compares 2016 to 2015 sales and inventory information using the Southwest Montana Multiple Listing Service (SWMLS) reported data as the source. Additionally, I am interjecting historical data as a point of reference as to how the market has fluctuated over the past decade.

Within the city limits of Bozeman, single family home sales increased by 6%.  There were 587 single family homes sold in 2016, compared to 556 in 2015. Comparatively, the number in the heyday of 2007 was 334 sales, and the lowest point in the last 10 years was 291 units in 2009. The average sales price for single family homes showed moderate growth with a 5% increase to $401,866 in 2016 from $382,033 in 2015. The previous peak in 2007 was an average price of $337,400. The median sales price was $359,000 for single family homes, up 6% from $339,000 in 2015.

Last year, the supply of single family homes within Bozeman showed a significant decrease.  At the end of 2016, there were 83 active residential properties listed for sale compared to 126 in 2015, down by 34%.  Based on current supply and the number of homes sold in a given price range in the prior 12 months, there is no more than a 4.5 month supply of inventory in any of the price ranges reported under $600,000.
